You will have 1 designated energized off-street parking spot + aceess to in-suite laundry + gym access. Heat, hot water, electricity + unlimited internet included. You must work or be in school outside the home. Preference given to those who have lived on their own and taken care of a home. I work from home, sometimes commute, and am occasionally away for extended periods. Your situation must allow me to have the common spaces to myself during weekday business hours when I need it. 1-3 month rental term preferred. Limited options for term extensions but this may change depending on my situation. Send an email reply with your name, info about your current living situation, why you want to and are a good fit to rent here, your employment, and additional info about yourself that you feel comfortable sharing. I will request photo ID before we sign an agreement. Viewing times are flexible and only shortlisted persons will be replied to and invited to view. THE GOOD: - Upper level apartment condo in Terwillegar. - Double bed with new sheets, desk, dresser, double closet. - Your own full size, 4 piece bathroom. - Quiet... no neighours share your bedroom wall. - Green space within and surrounding the building grounds. - Transit stop outside front door with direct service to Terwillegar Rec Centre and connections to University of Alberta, Currents of Windermere, Southgate LRT, South Campus LRT, Century Park LRT, and West Edmonton Mall. - Flexible move in and out dates and payment options available. THE FINE PRINT: - For single occupancy only. - No guests. However, I may occasionally have guests and will do my best to either include you or respect your need for comfort, privacy, and safety. - The building is pet friendly but the unit is not. Not suitable for people with pets or allergies. - Not suitable for people who are naturally loud. - No smoking or vaping of any kind is allowed in the unit, building, or on the grounds. Non-smokers preferred. - Cleanliness and personal hygiene are expected. - No illegal activity allowed. - Proof of sufficient employment, or school enrollment and adequate finances are required before move-in. - A reference from your most recent landlord and proof of residency at that address are required before move-in. Proof of home ownership is an acceptable substitute. THE REALLY FINE PRINT: - Flexibility. Should either of our situations change, either of us may terminate the rental agreement with limited notice.
