| I am a Caucasian male in my mid-40s, offering a couple of rooms for rent either furnished or unfurnished within a home that features four bedrooms, two living rooms, and three bathrooms. Currently, one room is occupied, and two are available for single occupancy. I am in search of a full-time employed individual or attending school fulltime who is honest and clean. The property is located in Jackson Heights, Millwoods, conveniently near Anthony Henday, Whitemud, shopping centers, Grey Nuns Hospital, walking trails, bus routes, a ravine, and Sherwood Park. I am only considering nonsmokers; this means no users of drugs, pot, weed, or marijuana, as cigarettes and pot carry an unpleasant smell. Applicants of any gender are welcome, though I have a preference for a Canadian-born individual or similar to ensure better communication and living conditions. Employment or full-time school attendance is essential, regardless of age, as long as you are self-reliant and agree to contribute to the upkeep of the home. The household includes one dog, and at this time, no additional pets are allowed. Treating the dog with kindness is a requirement. The rent covers all utilities. Tenants are responsible for furnishing their own bedroom and providing their own living essentials and food. They will have full access to the house, with the exception of the lower living room, bathroom and garage, which are reserved for my my personal use. The non-furnished room is available for $800, while the furnished room, which includes a TV (as shown in the post), is $900. I am seeking long-term tenants but am open to short-term agreements. If necessary, a bed and dresser can be provided. Tenants are welcome to enjoy the backyard and patio. Street parking is available. Rent is set at $800 (including Wi-Fi and utilities), with a $500 damage deposit required, which can be paid in two installments if necessary. The deposit will be refunded within 30 days after the end of the tenancy, assuming no damages. A roommate agreement is to be signed. Tenants must have full-time employment outside the home; those who are self-employed must conduct their business elsewhere during the day or night. The house is tranquil and serene, and I aim to maintain this atmosphere, even when the dog barks. Independence and competence are essential as I do not wish to micromanage anyone's life.
