• PLEASE NOTE, ALL 3 ROOMS ARE FOR FEMALES ONLY. • Bedroom #2 is for rent in a large luxury 3 bedroom apartment located on the hill Uptown off of Montgomery Street near St. Thomas University. It is on the main floor of a brick executive home. The apartment has it's own private alarm system, the kitchen has 3 walls of cherrywood cabinets, private full size washer and dryer, and the bathroom has a Jacuzzi bathtub and shower with a light in the canopy, etc. The bedroom for rent is medium in size. It can easily fit a queen size bed with a dresser. The bedroom has a nice closet with a couple of shelves, and a light inside. The bedroom has a decent size window to give you a reasonable amount of natural light. In case of a fire, you could easily go out through the window to safety. The bedroom has laminated floors. It comes with an optional new free-standing bar fridge. The bedroom was painted from top to bottom. The house has a new exterior HikVision Commercial Video Surveillance System with night vision for extra security. ➡️Bedroom #2 is available for June 1st, 2024. The heat, hot water, and lights are included. $795 (for the bedroom for 1 female)⬅️ • It is only an extra $125 for a second female to share a room. • I am offering “free” Bell Fibe (formerly called Bell FiberOp) Wireless High Speed Internet 150/50. I am offering free Bell Fibe but because of the size of the house I cannot guarantee 100% coverage. Bell Fibe 150/50 is one of the most powerful WiFi with unlimited usage available. They advertise a download speed of up to 150 Mbps, and an upload speed of up to 50 Mbps. • This luxury apartment has its own private alarm system. You enter the apartment from the driveway through your own private entrance. There is a large double closet for coats, and jackets. You come into the apartment by Bedroom #1. You walk by Bedroom #2, and Bedroom #3 to go into the kitchen. The kitchen has 3 walls with cherrywood cabinets. There is lots of cabinet space for all of your dishes, pots, and pans. The kitchen comes with a full size frost-free fridge, a dishwasher, and a glass top stove with a range hood over it. There is room for an extra large table with chairs. There is a central vacuum hookup in the kitchen but you must have your own vacuum for it. The kitchen has ceramic tile floors. The bathroom is in two sections. You first walk into the powder room. It has a sink, vanity, and mirror. The main bathroom has a sink, vanity, mirror, the toilet, and a Jacuzzi bathtub with shower. The shower even has its own light in the canopy. Both sections have ceramic tile floors. The laundry room/storage room is off of the kitchen. On the right side you have your own private full size Kenmore washer and dryer. On the left side there is a good size storage area. It has ceramic tile floors. You have complete control of your heat. There is a thermostat in each room. There are electrical outlets all throughout the apartment for all of your electronics. • This executive home has heat recovery ventilation, also known as HRV. It is an energy recovery ventilation system. It employs a counter-flow heat exchanger (countercurrent heat exchange) between the inbound and outbound air flow. HRV provides fresh air and improved climate control, while also saving energy by reducing heating (and cooling) requirements. The apartment has 2 free parking spaces in the 3 cars wide paved driveway. The furthest space over, you can park one car in front of another. It is on the bus route. Garbage is picked up early every Wednesday morning by FERO. The snow removal, lawn care, and maintenance are included. • Grocery and shopping amenities are close by. Because of 530 Pederson Crescent’s ideal location there are many stores, restaurants and coffee shops nearby. You are a quick walk to The Shoppers Drug Mart located in The Fredericton Medical Clinic (the city’s principal medical clinic). If you choose to bring a cat with you it is $45 per month per cat. If you choose to bring a dog with you it is $55 per month per dog. I have extra parking spaces at some locations that non tenants can rent for only $59 per month. • I give you a 2 Year Rent Guarantee that your rent will stay the same for 2 years. A lease is required until August 31st, 2024. You would give 3 months notice in writing by May 31st, 2024 or earlier to terminate your lease for August 31st, 2024.
