Hi, I am looking for someone to take over my lease for some personal reasons. The lease will be assigned to you under the supervision of the apartment managers once you decide the date of moving in. The apartment manager will do a credit check (in a legal way) before the lease is finally assigned. You ONLY have to pay for the rent DIRECTLY to the apartment, NOT ME OR ANYONE ELSE! And your personal information will ONLY be checked/collected by the rental company, NOT ME OR ANYONE ELSE! -About the Rent- Location: 1001 Main Street West, Hamilton, ON 1) McMaster nearby (about 15min walk or 5min bus) 2) bus stop (route 5, 10, etc.) and go-bus stop nearby 3) Westdale Village nearby 4) Food basic and Shoppers nearby Monthly Price: 1525 CAD 1) water and heat included, while house insurance, parking, hydro and WiFi excluded 2) with a public laundry room in the basement Room Type: 1b1b, bachelor suite without a balcony 1) the cheapest one in the apartment, full for now 2) about 510ft with a kitchen/living room/bedroom/bathroom Lease Date: ~ February 28th, 2025~ 1) fixed lease before Feb 28th, 2025 2) automatically turn into a monthly lease thereafter 3) start date depending on you, but an early date more preferred 4) free to deposit your luggage(anytime)/move-in(after 5.15) during May -About the Unit/Apartment- Location: 1) on a lower floor 2) facing to the yard (quite and cool) Furnishing: 1) well furnished kitchen and bathroom, all furniture in perfect condition 2) no other furniture in the living room and bedroom (but negotiable) 3) some normal scratches on the wall and the floor (I can request a maintenance in advance) Apt Management: 1) a very friendly on-site manager 2) very in-time unit maintenances 3) bedbug check and pest control twice a year Apt Facility: 1) three elevators, usually not crowded 2) a swimming pool in the yard -About Lease Assignment- Room Tour: I would recommend a room tour before assigning, just to avoid any unpleasure or trouble afterwards. The tour can be done both online or in person. Assignment Process: The whole process will be supervised by the rental company in a legal way, which means your payment/submission/lease signing are directly proceeded by the company, NOT ME. Payment: You only have to pay for the rent once the lease is successfully assigned to you. Deposit (BUT NOT EXTRA PAYMENT): Things are a bit complicate here. I have already paid for the final month rent as the deposit (1525CAD rent + 30CAD key/FOB), which can be proved by the lease and the apartment managers. Normally and legally, the total deposit should be paid to me once the lease is assigned. Then, you don’t have to pay for the final month rent, and you will receive the key deposit (with some interest) after ending the lease. But I am open to a talk on that part if there is any concern or problem.
