Non-smoking, semi-furnished 4 1/2 (2 bedroom) apartment for rent, located in a triplex. Freshly painted throughout, with decorative touches added while retaining its original charm. There is ample storage with a closet or cupboards and drawers in every room and a storage space where you can keep some seasonal items. The bathtub and kitchen countertops have recently been replaced. Included are: a mini dishwasher, refrigerator, oven/stove, washer and dryer. The storage space is inside the building, just outside the apartment door itself for really easy access and comes with a key (please note the landlord also needs access to the storage space to be able to reach the water shut-off valve). The apartment has two decent sized bedrooms. The "smaller" one is on the larger end of medium sized and can fit lots of furniture (to give you an idea, the previous occupant had: a queen sized bed, two side tables, a huge dresser, a secretary desk, and a smaller dresser). The other is quite large, it could easily serve as both bedroom and small private living room, or a reading nook, office, etc. It was previously set up as a bedroom/office. The living room has a non-functional vintage wood burning fireplace, it looks super pretty and cozy with pillar candles set up inside. The bathroom features a large, deep-soak tub/shower, and lots of cupboard space for laundry supplies/toiletries (in addition to the vanity and medicine cabinet). The bedrooms do not have ceiling lighting, however installing ceiling light fixtures is planned for a future project. Admittedly though, the angle of the lighting from floor/table lamps is pretty flattering, in case you needed to know :). At the rear of the building you'll find your own private balcony, and access to a small, fully fenced yard. In spring there are irises and clematis, in summer there will be lilies, yarrow, purple echinacea as well as sage and lots of mint. There can be room for your plants too, if you're a fan of gardening. Parking is at the rear. The building is ideally located right beside the community garden, the Annie Pelletier pool and skating rink. There's a bike path one street over, and Bellerive Park is just a block away. A 15-minute walk takes you straight to the dog park. The bus stop is also very close. The Honoré Beaugrand metro station is within a ten-minute bus ride taking the 189, the 26 or the 85. There are two bus stops a very short walk away. There is a good possibility of allowing a quiet, non-destructive, fully toilet trained dog (or two, depending on size) not prone to accidents. Landlord would need to meet them to ensure they will be a good fit. Tenant's insurance is required. Monthly rent can be negotiable depending on tasks the tenant is willing to take on. A credit check is required at the expense of the tenant. The property including the apartment, balcony, yards and parking lot are strictly non-smoking at all times. There will be zero tolerance for cigarettes, cannabis, vaping, etc.
